You will directly manage all property showings and communications with interested realtors or buyers regarding inquiries and scheduling.


All offers will be sent directly to you, giving you full control over negotiations and offer selection.

What Happens After You Purchase a Flat Fee MLS Listing Package?

Once you've purchased your Flat Fee MLS listing package, you'll receive an email with straightforward instructions so that we can set up your MLS listing. If you've ordered a Sentrilock Lockbox or Colonial Signpost, these will be shipped to you within 3-5 business days. After you complete the listing process, we'll promptly add your home to the Multiple Listing Service (MLS). You'll then have the opportunity to review your MLS listing for accuracy and request any necessary changes. Your listing will typically be active on the MLS and all the syndicated sites within 15 minutes of our submission.

Transaction Management & Closing Support Option

If you've found a buyer for your FSBO property but want expert assistance to ensure a smooth transaction and protect your interests, our contract preparation service is here to guide you. When hired for this transaction support, we provide you with official representation and uphold our fiduciary responsibility to you. From start to finish, we'll manage the entire paperwork process, ensuring all documents are completed accurately and designed to protect you. Our fee is based on 0.5% of the sales price, with a minimum charge of $2,000 and a cap at $5,000, regardless of the final sales price. For instance, on a home sold at $600,000, your fee would be $3,000. For a $1,000,000 home, the fee would be capped at $5,000.

 

Here's how we'll assist you:

Offer Acceptance and Documentation:

Upon your acceptance of an offer, you'll forward it to us, and we'll facilitate the necessary paperwork to finalize the agreement.


We'll draft counteroffers as needed and ensure all parties sign and accept the final terms.


We'll manage the dissemination of all required disclosures and paperwork.


Escrow and Loan Monitoring:

We'll open escrow and communicate the details to the buyer's agent, ensuring the earnest money deposit is promptly secured.


We'll regularly monitor the buyer's loan progress to proactively address any potential issues.


Inspection and Repair Negotiations:

We'll assist with scheduling property inspections and provide one-day lockbox codes for inspectors and buyers.


Leveraging our extensive experience in construction and real estate, we'll help you review inspection reports and strategize fair negotiations for repairs or credits.

 

We'll draft all necessary repair addendums.


Appraisal and Closing Coordination:

We'll facilitate appraiser access to the property and keep you informed of the appraisal's status.


We'll maintain consistent communication with escrow and the buyer's agent, providing you with regular updates on the transaction's progress.


We'll meticulously track all timelines to ensure adherence and promptly notify you and the buyer's agent of any deviations.


Contingency for Buyer Withdrawal:

In the event a buyer withdraws from the transaction after we've commenced closing support (and provided we've fulfilled our responsibilities), the $2,000 fee is still applicable. However, if the withdrawal is due to an inability to agree on repairs or credits, the fee will be reduced to $1,000.
Should you accept a new offer, the full $2,000 fee for closing support would apply again for the subsequent transaction.

If you transition from our Flat Fee program to our Full-Service Listing, we will credit back your initial $1,000 flat fee and any fees paid for closing support. Our goal is to provide exceptional service and leverage our extensive experience to achieve optimal results for you.

We looked at what seemed like hundreds of houses all through a particularly hot summer (both hot in Portland housing market terms and in weather temps) and had more or less given up hope.
